There is no single price for concrete repair, and any contractor who quotes one over the phone is guessing. The cost of concrete repairs in Sydney is driven by four things: what type of repair you actually need, how much of it there is, how hard the area is to reach, and how well the scope of works has been defined before anyone prices it.
This guide explains how commercial and strata concrete repair is priced, which repair types sit at the cheaper and more expensive ends of the range, and what you can do to get a quote that holds up once work starts. It is written for property managers, strata committees and building owners who are budgeting rather than diagnosing. If you are still working out what type of damage you have, start with our guide to concrete repairs in Sydney.
Relative cost by repair type
The table below ranks the common repair types by relative cost rather than by dollar figure, because the same repair type can vary several times over depending on extent and access. Use it to work out where your job is likely to sit, not to set a budget on its own.
| Repair type | Relative cost band | Usual pricing basis | What pushes it up |
|---|---|---|---|
| Crack injection | Lower | Per linear metre of crack | Crack width, number of cracks, whether injection is epoxy or polyurethane, working at height |
| Joint failure repair | Lower | Per linear metre of joint | Joint movement rating, removal of old sealant, traffic management in live carparks |
| Spalling repair (isolated areas) | Lower to middle | Per m2 or per patch | Breakout depth, condition of the reinforcing steel, matching the finish |
| Slab repair (surface and settlement) | Middle | Per m2 | Cause of movement, whether grouting or underpinning is needed, load requirements |
| Concrete cancer remediation | Middle to higher | Per m2, staged by area | How far the corrosion has spread behind the visible surface, access equipment, waterproofing reinstatement |
| Structural concrete repair | Higher | Per project scope | Engineering design, propping, staging around occupants, sign-off requirements |
Two points worth understanding before you compare quotes. First, the cheap-looking repair types get expensive quickly at volume: 300 linear metres of joint resealing across a carpark is a bigger job than a handful of spalled patches. Second, concrete cancer is the repair type most likely to grow once work starts, because the visible damage is usually smaller than the actual affected area. Our post on concrete cancer in Sydney carparks and balconies explains why.
What affects the price
Extent of damage
This is the single biggest variable, and it is the one you cannot know accurately until someone has done a proper assessment. Hammer testing (sounding) the surface finds delamination that has not yet cracked through, which is why a 4 m2 patch of visible spalling can turn out to be 15 m2 of affected concrete. A quote based on visible damage alone is a quote that will change.
Access
Access can cost more than the repair itself. A carpark soffit at 2.4 m needs a scissor lift. A facade at level six needs a swing stage, a boom lift or scaffold, plus a permit and a traffic or pedestrian management plan. Balcony work in an occupied residential building needs owner notification and access scheduling. When you are comparing two quotes with different totals, check whether they have assumed the same access method.
How the scope of works is written
A scope of works that specifies the repair method per area, the products, the standards the work will meet (AS 3600 for concrete structures) and how variations will be handled is the reason two quotes can be compared at all. A one-line quote for “concrete repairs as discussed” is not a price, it is an opening position.
Mobilisation cost
Every job carries a setup cost: getting crews, plant, materials and site protection to the property, establishing the work area, and demobilising at the end. That mobilisation cost is spread across the job, which is why small jobs look expensive on a per m2 basis and larger jobs look cheaper. It is also why bundling several small repairs into one visit almost always costs less than calling someone out three times.
Rates per m2 (and why they mislead)
Most concrete repair is quoted per m2 or per linear metre, and it is a reasonable way to price like-for-like work. The trap is comparing a per m2 rate between two quotes that assume different breakout depths, different repair mortars, different access, or different levels of finishing. A low rate applied to an under-measured area produces a quote you cannot rely on.
Staging around occupants
Occupied buildings cost more than empty ones. Working around resident parking, retail trading hours, warehouse operations or a live loading dock means shorter work windows, more setup and pack-down cycles, and sometimes after-hours or weekend labour. For carpark repairs in particular, traffic management and staged closures are a real line item, not an afterthought.
Related work that comes with it
Concrete repair often uncovers the thing that caused it. If a failed waterproofing membrane is why the slab corroded, repairing the concrete without reinstating the membrane means doing the job twice. The same applies to drainage, joint detailing and water damage rectification. Budget for the cause, not just the symptom.
Engineering input
Structural repairs, anything affecting load-bearing elements, and works on regulated buildings can require a structural engineer’s assessment, a design, or a sign-off. That is a separate professional cost outside the builder’s price, and it needs to sit in your budget from the start.
How to get a quote you can actually rely on
Give every contractor the same information and you will get quotes you can compare:
- Any engineering or building inspection reports you already hold
- Photographs of the affected areas, plus location within the building
- Access constraints: ceiling heights, vehicle access, parking, operating hours, restricted zones
- Whether the building is strata, commercial or industrial, and who approves the works
- Your timing constraints and any dates the site cannot be disturbed
Then ask each contractor for the assessment method they will use, a scope of works broken down by area and repair type, the products and standards specified, how variations will be priced, and what the warranty covers. Master Builders Association NSW is a useful starting point for checking that a contractor is an established commercial operator with current membership and appropriate insurance.
Where preventive maintenance saves money
Concrete repair is one of the clearest cases in building maintenance where early intervention costs less. A joint reseal is inexpensive. The slab edge deterioration that follows five years of water tracking through a failed joint is not. A scheduled condition inspection across a carpark, balcony set or hardstand every few years, with small repairs actioned as they appear, consistently costs a strata scheme or commercial property less than a single large remediation project triggered by a safety issue.
For strata schemes, this is also why concrete conditions should feed into the capital works fund forecast rather than arriving as a special levy.
Frequently asked questions
Can you give me a ballpark figure over the phone?
Not one you should budget against. We can tell you which repair types are usually cheaper or more expensive and what will drive your cost, but a figure without an assessment is guesswork. A site visit and a written scope of work costs you nothing and gives you a number you can take to a committee.
Why do quotes for the same job vary so much?
Usually because they are not the same job. Different contractors measure different affected areas, assume different breakout depths, allow for different access equipment, and include or exclude waterproofing reinstatement. Compare the scopes before you compare the totals.
How long do concrete repairs take?
Small contained repairs typically run a few days to a week once access is arranged. Medium carpark or balcony remediation commonly runs two to six weeks. Large structural or multi-building strata remediation can run months. Access approvals and staging around occupants often affect the timeline more than the repair work itself.
Will the price change once you start?
It can, if the extent of damage turns out to be greater than the assessment found, which is most common with concrete cancer. A good quote tells you upfront how variations will be measured and priced so there are no surprises.
Do you charge for the quote?
No. Site assessments and quotes are free.
Stakat Building has spent many years on commercial, industrial and strata concrete repair across Sydney West and greater Sydney. If you need a number you can put in front of a committee or a budget, get in touch or call 0427 595 170 and we will assess the site and give you a written scope of work with it.
