If you’ve never organised a concrete repair before, the process can feel a bit opaque. You know there’s damage. You know something needs to happen. But when you ask a contractor what the job involves, you get a lot of technical language and a quote figure, and it’s hard to know whether you’re being told everything or just part of the story.
This guide is for property managers and strata building managers who want a clear picture of what a professional concrete repair service actually includes — from the moment a contractor arrives to the moment the job is signed off. No jargon, no sales pitch.
It starts with a proper site inspection
Every concrete repair job — regardless of what’s visible on the surface — should begin with a thorough inspection. Not a glance and a measure, but an actual investigation of the damage.
What does that look like in practice? The contractor should be checking the extent of the deterioration, which is rarely limited to what you can see. Rust staining on the surface, for example, often means the reinforcing steel beneath the concrete has started to corrode, and the affected area underground can be significantly larger than the visible spalling. A good inspector will use a hammer or chain drag test to listen for delamination — areas where the concrete has separated internally and sounds hollow when tapped.
They should also be looking at what caused the damage, not just what the damage looks like. Concrete that’s failed because of ongoing water ingress will continue to fail if the water source isn’t addressed. Concrete cancer (technically carbonation-induced or chloride-induced corrosion of the reinforcing steel) has specific causes and specific repair requirements that differ from simple surface cracking or impact damage.
You’re entitled to ask what the inspection found and have it explained to you in plain language. If a contractor can’t tell you the cause of the damage and what they’re doing about it, that’s a gap.
The scope of works document
Before any repair begins, you should receive a written scope of works. This is a document that sets out exactly what’s being done, where, and why — and it’s your protection as much as it’s the contractor’s.
A proper scope should identify the specific areas being repaired, the repair method being used (crack injection, breakout and reinstatement, polymer mortar patching, or something else), the materials being specified, the applicable standards the work will be carried out to, and the expected timeframe.
If you’re receiving a quote that’s just a dollar figure with a one-line description, ask for more detail before you sign anything. “Concrete repairs to lower car park level” tells you almost nothing. A detailed scope gives you the basis to compare quotes properly and to hold the contractor accountable once work starts.
The repair process itself
Concrete repair is not a one-size-fits-all trade. The method used depends on the type and severity of the damage. That said, most commercial concrete repair jobs in Sydney follow a recognisable sequence.
Surface preparation comes first. For any repair to bond properly, the damaged concrete has to be removed back to a sound base — typically by saw cutting the perimeter of the repair area, then breaking out the deteriorated material with chisels, jackhammers, or scarifiers. This is noisy, it creates dust, and it looks alarming if you’re not expecting it. It’s also completely normal and necessary.
Once the area is prepared, any corroded reinforcing steel is cleaned and treated. This usually involves wire brushing the rust back to bare metal and applying a corrosion-inhibiting primer or coating. If the steel has lost significant section (meaning it’s been eaten through to a point where it’s structurally compromised), it may need to be replaced — your engineer should be the one advising on that call.
The repair material goes in next. For most structural concrete repairs, polymer-modified cementitious mortars are the standard choice — they’re compatible with the surrounding concrete, durable, and able to be built up in layers if the depth of repair requires it. Epoxy-based materials are used in specific situations, particularly for thin repairs or high-strength applications.
Once the repair material has achieved sufficient strength, the surface is finished to match the surrounding concrete as closely as practical. Where waterproofing is part of the scope, that gets applied at this stage.
What about disruption?
This is almost always the first practical question from building managers, and it’s a fair one. The honest answer is that it depends on the location and scale of the work.
Car park repairs in occupied buildings are typically staged — one level at a time, or one section within a level, with access maintained elsewhere. Balcony repairs in residential strata often require temporary exclusion of the affected apartments from using the balcony during the work and curing period. Facade repairs may require scaffolding or rope access, which affects appearance and sometimes access to windows below.
A good contractor should give you a programme at the outset that shows how the work will be staged and what the disruption to building occupants will be on each day. If that information isn’t offered, ask for it before work starts — not after.
Sign-off and warranty
When the job is done, the work should be inspected and signed off. At minimum, you should receive confirmation that the repair has been completed to the agreed scope and that the materials used meet the standards specified.
For significant structural repair work, you may also want a structural engineer to inspect and provide a completion report. This isn’t always included in a contractor’s scope, but for strata buildings with defect history or upcoming DA requirements, it’s often worth arranging separately.
Warranty periods vary. For material-only failures, most reputable products come with manufacturer warranties. For workmanship, a contractor providing a warranty of two to five years on their own labour isn’t unusual for quality repair work. Get the warranty in writing and confirm what it does and doesn’t cover.
